CONDITIONS
- Low season is 1 May to mid-September (including July school holidays)
- Mid season is mid-September to the end of April (excluding peak periods)
- High season includes Peak periods such as Christmas, 1 to 14 January, Easter, Long Weekends, Valentines Day, major sporting days and local festivals. Popular weekends include Market Days – The Kiama Craft Markets are the 3rd Sunday of the Month, and the Produce (farmers) Markets are the 4th Saturday of the month.
- Some weekends and peak periods may require minimum 2 or more nights stay
- Special rates for 7 day stays
Well-behaved children and babies may be accepted depending on other guests in residence, as there are shared guests areas and all guests requirements must be taken into consideration. When accepting families and groups “self-catering”, taking the whole house or cottage, children and babies will always be accepted. There is generally a charge for any babies or children who require bedding or breakfast.
Pets: Although we do not have facilities for pets to stay on the property, we can assist guests with pet boarding if required.

- Most reservations require a minimum 50% deposit or one day’s stay to secure the booking.

Cancellation Policy:
- Most reservations require a 50% deposit or one day’s stay to secure the booking.
- All cancellations will result in loss of deposit (minimum one day’s stay)*
- Late cancellations during peak periods will require full payment of tariff for your proposed stay.
- Sudden cancellations during your stay will require full payment of the prearranged booking.
*In some cases, deposits may be transferred to another date (subject to owner’s discretion). Cancellation/administration fees of $50 may apply.
